We decline mandates outside these. Depth in a small number of industries is worth more to a client than breadth across all of them — particularly where the obstacle is regulatory rather than commercial.

For each sector: what we handle, and the specific obstacle that most often delays or defeats an entry. The second is generally the more useful of the two.

Real estate

Both directions

Residential, hospitality and mixed-use assets — Gulf capital into Thai developments, and Thai developers seeking a credible GCC buyer channel. Developer representation, buyer qualification, and the diligence underneath both.

Foreign ownership of Thai land is restricted. Condominium freehold, long leasehold and company holding each carry different consequences on resale and succession. We establish which route applies before a client commits.

Food and beverage

Franchise and operations

Restaurant groups, café concepts and franchise systems crossing between the markets. Site strategy, master-franchise partners, menu and certification adaptation, and the operator relationships that decide whether a brand survives its second year.

A Gulf concept entering Thailand and a Thai concept entering the Gulf face opposite problems. One must localise pricing and format against a far lower average spend; the other must satisfy halal, labour and franchise-disclosure requirements.

Food supply

Export and import

Thailand is among the world's largest food exporters; the Gulf imports most of what it consumes. We connect rice, poultry, seafood, produce and processed goods to GCC importers and retail groups, with halal compliance and cold chain treated as part of the introduction.

Certification is the usual point of failure. Each GCC state recognises a specific list of approved halal certifying bodies, and an exporter cleared for one market is not automatically accepted in another.

Hospitality

Operators and owners

Hotel and resort operators, villa portfolios and serviced residences. We introduce management companies to owners and position Thai properties before the Gulf leisure market — a segment with particular requirements on privacy, family layout, dining and length of stay.

Gulf guests book longer stays, travel in larger family groups and arrive concentrated around specific periods. Properties that adapt to this achieve a materially higher rate than those that do not.

Trading

Agency and distribution

Goods and commodity flow between Thai suppliers and Gulf trading houses. Agent and distributor appointments, terms and payment structure, freight routing, and the counterparty checks that prevent a first shipment becoming a dispute.

Commercial agency law in several GCC states makes a registered agent difficult to remove once appointed. The appointment is the decision that matters, and it is worth taking slowly.
